So, your design with ID Architecture is complete, and your council consent has come through — congratulations! You’ve navigated the crucial first half of the journey. Now it’s time for the exciting (and sometimes overwhelming) next phase: bringing your design to life.
Here’s what happens next — and how you can be ready for a smooth build.
Securing your builder
During your 'Detailed Design' phase with us, it's very likely that you will have secured, or at least started looking into, a building company. If you haven’t already, now is the time to finalise your builder. We’re happy to recommend builders we trust or collaborate with those you’ve selected. Quite often we are referred designs from building compamnies too! But if you haven't selected a builder yet, some key things to check are:
- Are they Licensed Building Practitioners (LBPs)?
- Do they have experience with your type of build (e.g. architectural, passive, hill site)?
- Do they provide a fixed-price contract, cost estimate, or work off a charge-up basis?
You’ll need a building contract in place — either NZS 3910, Master Builders’, or Certified Builders’ formats are commonly used. This protects you and outlines the scope of work, timelines, payment schedules and variations processes.
The next step: Order Materials Early
In the current construction environment, lead times matter. Your builder will likely begin ordering:
- Windows and doors
- Framing timber
- Roofing
- Appliances and fixtures
Being flexible on finish options or choosing locally available materials can save time. We can support you with substitutions that align with your design intent if needed too.
Site Prep and Groundworks
Your builder will arrange for:
- Temporary fencing, safety signage, and site access
- Surveyor setout
- Earthworks and excavation
- Drainage and foundation preparation
If your site is rural, don’t forget to factor in connections for power, water, and septic tanks!

Build Timeline & Inspections
Your builder will create a timeline that includes major milestones:
- Foundations
- Framing (pre-roof)
- Roof on (often called “lock-up”)
- Services and linings
- Kitchen, bathroom, and finishings
- Final Code Compliance Certificate (CCC)
Throughout, council inspections will be booked at key points. We remain available for site queries and architectural clarification as your build progresses.

Track Variations & Costs
Inevitably, there may be changes along the way. Keep a close eye on:
- Site discoveries (rock, poor soil, unexpected services)
- Product substitutions or upgrades
- Your own design changes mid-build
Interior Finishes & Final Selections
As your home nears completion, it’s time to lock in:
- Paint colours, flooring, and tiles
- Light fittings
- Curtains/blinds
- Landscaping plans

Move In — But Don’t Forget CCC
Once your builder is done, the final step is applying for the Code Compliance Certificate. This confirms that the build has been completed to code and consented drawings.
Only once CCC is issued can you be 100% sure the legal process is complete — this is important for insurance, resale, and lending.
